Telework has influenced where people want to move, how big their future homes may be, and undoubtedly what they are looking for in a new home. The next “it” feature for homebuyers is a feature of our “new normal”: a home office.
Parents who only occasionally worked from home in the past, are realizing the benefit of a dedicated home office while making do working from the kitchen table.
With more companies allowing employees to continue to work from home after stay-at-home orders have been lifted, telework has become a thing of the present and future.
TODAY’S HOME OFFICE
Buyers won’t want just any home office, though. They’ll want and need reliable technology like fast, consistent internet access. A great office space is nothing if you can’t easily and quickly access online resources and hold teleconferences.
Privacy will be another key factor as will space away from the family and the noise and bustle of everyday.
DEDICATED SPACE
Real estate professionals will become intimately familiar with staging and marketing the new home office.
Just because a home may not have a current home office doesn’t mean that a spare bedroom, den, or library can’t be staged as the perfect office space. You can also upsell extra land, guest houses or even garages as a place to expand and build out an office. As an agent, you can sell the vision of a home and all of its unique possibilities.
IS IT TOO FAR OUT?
With more people looking to relocate to different neighborhoods, some potentially far from urban centers, having access to strong and stable internet and other technology could be a concern. Buyers may be leery of that home in the country if it means they can’t easily do their jobs.
There are other features that have bumped their way up the list of home buyer wants, but a home office with reliable, fast internet access upstages all others.
